Will soft washing damage stucco, siding, or new paint?

No. Soft washing operates at roughly the pressure of a garden hose — the cleaning happens chemically, not mechanically. It's the industry-approved method for stucco, EIFS, vinyl siding, shingles, and freshly painted surfaces. Standard pressure washing is what causes damage; we don't use it on delicate surfaces.

How fast can you turn a property around before a listing?

Most pre-listing jobs are completed within 48 hours of booking and in a single on-site visit. If weather delays the job, we reschedule at no cost. Coordinate with your photographer — we'll work around their window.

How does the scheduling deposit work?

A small deposit (typically $50–$100) reserves your date on our calendar. It's applied 100% toward your final invoice — not an additional fee. You may reschedule once free of charge with at least 48 hours' notice. Cancellations within 24 hours of start time or no-shows may result in forfeiture of the deposit.

Do you work with builders on new construction handoffs?

Yes. New builds usually need a post-construction dust and debris pass before the listing shoot — sheetrock film, red dirt, and construction residue kill photo quality. We handle the exterior handoff for builders and volume accounts. Repeat-volume pricing is available.

Are you insured?

Fully insured, veteran-owned, and based in the Rio Grande Valley. Certificate of insurance available on request for any agent or brokerage that needs one on file.

What areas do you serve?

McAllen, Edinburg, Mission, Pharr, Weslaco, San Juan, Alamo — plus Harlingen and Donna on request. If your listing is in the RGV and we can get there, we'll quote it.
